It's said that Max ensured that the land can only be used for Sports for 100 years or whatever. Maybe he is the only one that can reverse that contract? He brought the land back, will knock it down and build something else. If (big if) this is true and MG wanted to develop, would he be able to build residentials as long as they were built above flood level?* (i.e. on stilts or something proper) Housing would be a nicer way for it to be developed IMO.

I understand that the covenant for 100 years plus relates only to the area of the playing surface, noting the pitch is in the identical position, even located east to west, as the old Irthlingborough Diamonds pitch.
Regarding the question of housing, it is very unlikely that the Local Authority would ever permit housing in that location for a variety of reasons, leisure or commercial development maybe. The hotel planning permission which must have cost KC (and others) approaching £100k in planning and professional fees has nearly expired so that was a pointless exercise.
