Planning Application for Nene Park

I have had notice of a planning application for Nene Park arrive in the post. I was just going out so haven't read the whole thing.

Perhaps someone with a bit of free time can investigate. If needed I'll scan the letter and post up this evening.

There is currently a problem with ENC's planning portal so I'm unable to view the 'nuts and bolts' of the application. We need to see the plans to see how it differs from the original application that was withdrawn last March.

Surely they've missed the boat. With Rushden Lakes in full swing and a cinema going up there, how is another cinema gonna work at Nene Park?

I've had a quick look at the planning documents and the only change that concerns us is the following which is contained in a document entitled 'Statement of Benefits':-

Improving Local Sports Facilities

20. The applicant will contribute the sum of £200,000 towards suitable replacement playing facilities in accordance with a Needs Assessment undertaken in accordance with Sport England Guidance, and which will be facilitated by East Northamptonshire Council in collaboration with the Northamptonshire Football Association.

21. Discussions are ongoing regarding the location for the development of a new football hub with enhanced facilities. Details of the proposed location will be made available during the planning application process.

22. The northern pitch is to be retained as a playing field for community use, to be maintained by the developer and managed by an organisation to be agreed with East Northants Council. This pitch to be protected unless determined as surplus as part of the Playing Pitch Strategy or a replacement is provided which meets the requirements of Paragraphs 73-74 of the NPPF and Sport England policy.

Could they be chancing it on the back of Greg Dyke's report? East Northants does not tick hardly any of the boxes for an FA funded hub so it would have to be Council funded or a private enterprise.

Their version of "Community Football Facility" is still very different from mine.

Once again the so-called "Community Football Facility" consists of an area equivalent to one full size pitch. There are no facilities for changing and no toilets.

I can only imagine the planning application is being used to increase the land value, obviously if the application is accepted the land can be sold at a premium. A second large retail development in this area isn't sustainable, given the scale of the Rushden lakes development.
